Talis Park ends 2014 with continued surge in sales, construction

As evidenced by a continued surge in sales and construction activity, luxury homebuyers have embraced developer Kitson & Partners vision for Talis Park, a gated golf course community in North Naples on Livingston Road.

With 95 closed home site sales and 51 new construction contracts worth $102 million processed in 2014, Talis Park more than doubled its year-over-year sales volume. New homebuyer traffic was up over 40 percent and return traffic was up an astounding 140 percent.

Thirty-six residences are under construction in Talis Park’s nine neighborhoods and another 30 are poised to start within the next six months. The current and planned construction activity will push the number of completed residences within the community to well over 100.

With home sites in four neighborhoods nearly sold out, Kitson continued to meet market demand for Talis Park’s lifestyle by introducing three new neighborhoods and by finalizing an agreement with a major, publicly traded builder for the construction of “on the view” penthouse-style condominiums in 2014. Talis Park’s residential choices feature Spanish Eclectic, Caribbean Colonial and Italian Renaissance architectural designs. Residences are priced from the $700s into the millions.

The new Firenze neighborhood is a gated enclave of 13 grand estate home sites measuring more than one acre that offer long range views of multiple fairways and lakes and are situated within a short walk from the completed dining, fitness, and spa venues at the Vyne House clubhouse and the community’s Great Lawn. A 10,500-square-foot under air seven-bedroom with game room, nine-bath residence that will encompass 14,600 total square feet is under construction in Firenze. Eleven one-acre+ home sites priced starting at $1.65 million remain available in Firenze.

The new Seneca neighborhood offers residences by Fox Custom Builders, Harbourside Custom Homes, McGarvey Custom Homes and Gulfshore Homes. Seneca’s north and south facing lakefront home sites feature water and double or triple fairway views. Priced from the high $400s to $700,000, each of Seneca’s 43 sites will accommodate residences ranging from 3,200 to 5,000 square feet. Custom home and lot packages are priced starting at $1.6 million. Just 16 home sites remain available in Seneca.
