Divco Construction Corp. is poised to begin construction of a 5,218-square-foot under air private residence in Talis Park’s Prato estate home neighborhood. The home will be situated on a southern exposure site that showcases Prato’s signature water and golf course views.

Designed by Tony Boyatt of Boyatt Design in Naples and Blue Ridge, Ga., the floor plan of Divco’s estate residence features four bedrooms, four full baths, two half baths, formal living and dining rooms, a wet bar, study, craft room, double-island kitchen, family room, and a four-car garage. Ninety-degree pocketing sliders open the family room to an outdoor living area that includes a large covered lanai with a coffered ceiling, raised bar, full summer kitchen and a fireplace. The lanai wraps around the home’s living space and provides covered access to the outdoor entertainment area from the master suite on the opposite side of the residence. A spa, water feature and pool are surrounded by a large terrace.

Beginning in the foyer, coffered ceiling details are used to define the different spaces in the home. In the living room, the ceiling detail is curved at one end to draw the eye through the curved glass wall to the spectacular view. Other features in the living room include a fireplace with a tall mantle treatment and a wet bar that is configured to also serve the dining room and family room. Another designed coffered ceiling detail is included in the dining room where double doors open to a terrace that is incorporated in the home’s covered entry design.
The kitchen’s outer island includes a raised bar with seating for eight. An inner island and long perimeter counter tops provide an abundance of work space. The kitchen also includes a large walk-in pantry. The adjacent family room offers 462 square feet and is designed for indoor/outdoor entertaining. Two walls feature pocketing sliders that open to the outdoors which offers a fireplace and dining area and the pool’s water feature.
Divco’s penchant for incorporating the outdoors in the home’s design is also reflected in a walled terrace situated at one end of a long central hallway that leads to the craft room and three guest suites. A window provides a view of the terrace’s greenery and floods the hallway with natural light. A French door in the middle suite opens to the terrace and offers guests a private place to relax. Two of the guest suites feature baths with a radius walk-in shower.
Double French doors open the master bedroom to the home’s covered lanai, outdoor living area and pool. Windows in the bedroom’s sitting area overlook the pool, water and golf course view and continue the emphasis on bringing natural light into the residence. The master bath features a free-standing tub and an octagonal double-entry walk-in shower.
Divco anticipates completion of the home within nine to 10 months after construction commences.

Phase I is under construction and will be completed in September. Phase I includes completion of Vyne House Shops that will feature Fiona’s Market Cafe, the Core Fitness Center and the Esprit Spa.
The Talis Park Golf Studio is also expanding to triple its dining capacity and create an outdoor dining and lounge experience that will overlook the driving range. The project includes a new covered outdoor dining venue and covered outdoor bar pavilion, both of which will be completed in June.
