Talis Park reports $26.3 million first-quarter sales

Talis Park reported a total of 29 closed and pending end user lot, builder lot, furnished model, and end user new-build transactions worth $26.3 million were processed at the North Naples community during first quarter, 2014. More than 1,200 homebuyers have visited the community since Jan. 1. Since beginning active selling 18 months ago, developer Kitson & Partners has generated $72.5 million in land and new build sales. The population at Talis Park doubled during the eighteen month period.

Twenty end user new-build, furnished model, and unfurnished Resident Ready homes are currently under construction at Talis Park. Another 16 are expected to begin construction within the next 90 days. Talis Park’s New Fashioned lifestyle, a refreshing choice of Spanish Eclectic, Caribbean Colonial and Italian Renaissance architectural designs, one of the top 20 golf courses in Florida, and the completion of notable amenities have all contributed to the surge in activity.

The sales and construction momentum established during first quarter has continued to grow through the first two weeks of second quarter, most notably in Talis Park’s estate home neighborhoods. Talis Park announced it has sold a $1.6 million home site in its exclusive Firenze estate neighborhood to a senior level Hertz executive. The same buyer purchased a $2 million residence in Talis Park’s Fairgrove neighborhood. The $1.6 Firenze home site transaction joins a previous $1.95 million Firenze builder lot sale and a $1.5 million lot sale in Talis Park’s Prato estate home neighborhood as three of the most significant non-beachfront home site transactions ever recorded in Collier County.

Firenze is a private, gated neighborhood within the gated golf course community and offers the most spectacular views available at Talis Park. Firenze includes just 13 home sites beginning at $1.65 million, each of which measures more than one acre. North and south facing sites offer views of multiple Sea Dwarf Paspalum fairways and glittering lakes on Talis Park’s Greg Norman-Pete Dye-designed golf course. In addition to its parklike setting, Firenze is situated immediately adjacent to Vyne House — a New Fashioned clubhouse located adjacent to the Great Lawn on the community’s Grand Piazza. The combination of the Firenze neighborhood’s privacy, lot sizes, and immediate access to Talis Park’s amenity core is extremely rare in Southwest Florida.

With just six of its 24 select home sites still available, Talis Park’s Prato estate neighborhood is 75 percent sold. North-facing Prato residences enjoy unfettered golf and orchard views, a combination that provides a captivating landscaped effect. Those facing south offer the tranquillity of seemingly endless water and golf course vistas. The view corridor of every Prato site is uninterrupted by another residence. Prato’s one-of-a-kind residences range from 4,500 to over 8,000 square feet and start at $2.5 million.

Five custom estate residences are either under construction or poised to begin construction in Prato, including three end-user residences, a model residence, and one unfurnished Resident Ready home. In addition, two Prato home sites are under contract and scheduled to close by the end of April.

The end-user residences under construction in Prato include a 23,770-square-foot residence designed by Naples-based Weber Design Group that is being built by Van Emmerik Custom Homes Inc. Divco Construction Corp. is building a 5,218-square-foot under air private residence in Prato. Designed by Tony Boyatt of Boyatt Design, Divco’s estate residence features four bedrooms, four full baths and two half baths, formal living and dining rooms, a wet bar, a study, a craft room, a sprawling double-island kitchen and family room, and a four-car garage. BCBE Construction and McGarvey Custom Homes are poised to begin construction of custom end-user estate residences in Prato. The end-user residence being built by McGarvey will be 8,000 square feet, the second largest residence in Prato. McGarvey is also in the final planning stages for a designer-decorated estate model that will be built in Prato.

Scholten Construction Inc.’s 6,100-square-foot under air, five-bedroom, six-and-a-half bath, unfurnished Resident Ready estate residence in Prato is nearing completion. Designed by PDS Architecture of Fort Myers, the Spanish style Casa El Nido two-story residence is being built on a south facing home site that showcases Prato’s signature views. The Casa El Nido is currently priced at $3.3 million. Construction is expected to be completed by June.

Firenze and Prato are two of seven In the Park and In the Village neighborhoods at Talis Park. In addition to the community’s magnificent estate residences, homebuyers may choose from a diverse palette of luxury villa homes priced from the $900s to over $2 million and penthouse-style condominiums priced from the mid-$600’s. The Carrara condominium residences being built by WCI Communities have demonstrated strong appeal among homebuyers intent on enjoying the simplicity of a maintenance free lifestyle. An enclave of spacious residences offering more than 2,900 square feet under air and wraparound loggias, Carrara will feature 84 homes in 14 midrise buildings. Each building will include three floors over parking with two residences per floor. The residences will overlook Talis Park’s golf course, the Casa Cortese Grille and Golf Studio, and Vyne House.

With infrastructure and site preparation now under way, reservations for residences in Carrara’s first four buildings are being converted to sales contracts. Additional Carrara residences are now available for purchase and reservations are being accepted for condominium homes in future buildings. WCI anticipates beginning vertical construction of the first residential building at Carrara in second quarter of this year.

After completing Phase I Vyne House construction and an expansion of the Casa Cortese Grille that included the addition of an outdoor dining venue and lounge overlooking Talis Park’s pristine driving range in 2013, Kitson & Partners announced it is moving forward with the construction of Vyne House Phase II. Vertical construction is scheduled to begin fourth quarter 2014. Kitson anticipates holding a soft opening of Phase II in December, 2015 and a grand opening in January, 2016.

Vyne House consists of a series of lifestyle oriented spaces designed to be used every day. Phase I included completion of Fiona’s Market Café, the Vyne House Core Fitness Center, and the Esprit Spa. Fiona’s serves fresh, local fare, wine selections, bar service and other useful daily items and is a favored destination for Talis Park residents. When Phase II is completed, Vyne House will include a total of 31,500 square feet under air and 20,000 square feet of outdoor space. Phase II will introduce Palm Court, a large open-air courtyard that is the centerpiece of Vyne House. The upper level will also include formal indoor dining, casual indoor and outdoor dining, a multipurpose room, aerobics and cardio workout rooms, and a uniquely designed Wine Room/Board Room. The lower level will host the golf pro shop as well as the men’s and ladies’ locker rooms. Phase II will also include the completion of a resort style pool with a large deck, and a stately rotunda that will feature a two-sided fireplace and overlook the 18th green.
